Against the backdrop of Hong Kong's ambition to strengthen its position as an international education hub and attract global talent, student accommodation has rapidly emerged as one of the city's most sought after alternative real estate sectors. The Government continues to expand policies aimed at attracting overseas talent and increasing non-local student intake CBRE Research indicates there is currently a shortage of around 50,000 student bed spaces in the market, and this shortage will expand to around 80,000 student bed spaces by 2030. The Property presents a rare opportunity for investors to acquire a commercial building that has already received approval under the Government's Hostels in the City ("HIC") Scheme, significantly reducing planning uncertainty and accelerating implementation timelines.
Located in Tai Kok Tsui, the Property enjoys convenient connectivity to Olympic MTR Station and Mong Kok MTR Station both which are around 8-minutes walking distance, and is situated within close proximity to several major tertiary institutions, including The City University of Hong Kong, Hong Kong Metropolitan University, Hong Kong Baptist University and The Hong Kong Polytechnic University. The location places the Property centrally and strategically within one of the key student catchments in urban Kowloon.
The Property occupies a Class B corner site at the junction of Anchor Street and Oak Street and benefits from a highly efficient building configuration with open park views over Anchor Street Playground. Its four-sided window design provides abundant natural light and ventilation, while the regular floor plates allow efficient adaptation into student accommodation. Subject to final design and statutory approvals, the HIC scheme currently contemplates approximately 83 hostel rooms and 112 student beds, placing the Property among a limited number of immediately executable student housing conversion opportunities currently available in the market.
Frederick Lai, Senior Director, Capital Markets, CBRE Hong Kong, said: "As investors increasingly focus on Hong Kong's living sector, opportunities with meaningful conversion certainty have become particularly scarce. No. 10 Anchor Street stands out because it has already obtained approval under the Hostels in the City Scheme and will be sold with Vacant Possession, substantially shortening the lead time required to implement a student accommodation strategy. The Property’s four-sided window configuration provides excellent natural lighting and flexibility for room planning. Combined with its attractive entry price and efficient floor plates, the Property is exceptionally well positioned for student accommodation conversion."
Recent transactions demonstrate the growing depth of investor appetite for the sector. The sale of Silka Seaview Hotel in July 2026 reflected a pricing level of approximately HK$11,608 per sq. ft. The immediate Tai Kok Tsui neighbourhood is a proven student accommodation hub with Rosedale Hotel Kowloon sold at approximately HK$12,500 per sq. ft. in 2022 and Silka West Kowloon Hotel sold at approximately HK$13,800 per sq. ft. in 2020. These transactions have reinforced confidence in student accommodation and living sector investments across Hong Kong.
Simon Yu, Director, Capital Markets, CBRE Hong Kong, commented: "We have seen growing interest from operators, family offices, private equity investors and institutional capital seeking exposure to Hong Kong's student accommodation market. The sector is supported by long term structural drivers, including education demand, talent attraction initiatives and supply constraints. When compared with recent living sector transactions, No. 10 Anchor Street offers investors a compelling acquisition basis. Combined with its HIC approval and strategic location within an established university catchment, the Property presents an opportunity to participate in a rapidly expanding sector with significant long term growth potential."
