(to be verified). There is also one container parking space, two lorry spaces, and five private parking spaces on 1/F. The market value is amounted to approx. HK$650 million, which is equivalent to approx. HK$3,000 per sq. ft. Tsuen Wan Industrial Centre is a 26-storey industrial building. The Property for sale spans four consecutive floors and is used for factory purpose, offering functional, flexible, spacious layout. 2/F to 4/F each have a ceiling height of 4.57m and loading capacity of approx. 300 pounds per sq. ft. 5/F has a ceiling height of 3.35 and loading capacity of approx. 150 pounds per sq. ft. The building features three dedicated cargo lifts and provision of 7,500 amp three-phase electricity, making it especially suitable for users with high business needs. Located at the heart of Tsuen Wan, a core area of mixed industrial, commercial, and residential areas, the building is adjacent to Tsuen Wan West MTR Station (approximately 8 to 9 minutes' walk).
