The Challenge

  • Scour all major Grade A commercial buildings with retail podium presence.
  • Pro-actively solicit landlords for vacant premises and due to expire stocks well in advance.
  • Shortlist and identify location.
  • Based on our experience and market insight, CBRE was able beat out 3 other offers to secured the premises successfully for Pure Yoga.

The Result

  • Pure Yoga was able to expand their health and fitness business as planned.
  • Virtually no competition in the vicinity.
  • Secured location with high public exposure at a very competitive rental package.
  • Landlord was please to secure Pure Yoga as anchor tenant rather than three separate tenants.

Ho Choi Seafood Restaurant

The Challenge

  • As the restaurant space ofChina Resources Building comprises of over 32,000 sq ft, it would be difficult to locate suitable tenant(s) due to huge initial setting- up cost.
  • The asking rental by landlord is always on the high side.
  • The outbreak of SARS definitely discouraged retailers in particular restaurant operators for expansion

The Solution

  • Actively arrange meetings & negotiations with various potential restaurant operators in town
  • Shortlist & identify target potential tenant(s)
  • Proposal of a reasonable rental plus a certain percentage of Gross Sale Turnover suggested by CBRE were accepted by both Landlord & Tenant

The Result

  • With over HK$30M were invested in the fitting out & decoration on the subject premises, their 16th restaurant outlet was in operation by Sept. 2003
  • Decoration, food quality and services provided are well received by all customersl
