This process begins with a pre-move orientation and viewing of properties that meet your personal requirements until a short list can be prepared. This may take from one day to two weeks depending on the number of properties available within a given budget. CB Richard Ellis has an extensive database and excellent relationships with reputable Landlords and other agents.
Shortlist of Available Properties
Once the initial search and viewings are completed, you narrow down the options by a process of elimination with your CB Richard Ellis representative, until one specific property is chosen.
Negotiation of Lease Terms
If there are special requirements for lease agreements, CB Richard Ellis works together with you, your employer (if, a company lease) and your legal advisor as well as the Landlord to ensure any requirements are met and that requests are within policy guidelines. Initial offer terms and any special requests, for example furniture to be provided, will be included in the offer letter. CB Richard Ellis works with your legal advisor in respect of lease negotiations.
Supervision of the Production and Agreement of a New Lease Contract
A Landlord usually issues a draft lease, which may be his own standard document or one drawn up by his solicitor. At this stage, your appointed solicitor is instructed. CB Richard Ellis acts as a liaison between both parties" solicitors, where appropriate, ensuring the process of negotiating the lease is completed in an efficient and professional manner. Legal costs and stamp duty charges are computed for budgeting purposes
Handover of the Property
Prior to the official handover date, CB Richard Ellis checks the selected property to ensure all agreed work is completed to a satisfactory standard and that all utilities are connected. If this is not the case then CB Richard Ellis will follow up with the Landlord, itemising outstanding work and requesting completion prior to the official handover date. On the official handover, the Tenant and the Landlord are required to sign a handover form, to include the following, where appropriate:

Follow-Up
CB Richard Ellis telephones the occupant during the first month of occupation of the property to ensure everything is satisfactory. If any defects occur during this period, the Landlord will often carry out the repair, after which this will usually be by negotiation. Should it become necessary for you to vacate, or terminate the tenancy before the expiry date, CB Richard Ellis can help to find a replacement tenant or negotiate early termination and any financial settlement required with the Landlord.
